Ulta Beauty's first Dubai store is at Dubai Hills Mall, rather than Dubai Mall or Mall of the Emirates. Not its second. Not its flagship. Its first. If you live in Dubai Hills and only skim the Instagram teasers, that detail is easy to miss under the general noise of "new brands coming soon." It shouldn't be. It says something about how outside retailers are starting to read this neighborhood, and it changes how you should read the next six-brand announcement that lands in your feed.
On August 11, Dubai Hills Mall posted a teaser naming six brands arriving in the coming months. Taken as a list, it reads like every other mall-openings roundup: a beauty retailer, a fashion label, a jewellery boutique, a cheese shop. Taken apart, the six split into two broad categories: brands new to Dubai and brands adding another location to an existing Dubai footprint.
The Teaser List, Sorted By What It Actually Means

Four of the six are simply adding another storefront to a chain that already has a comfortable Dubai presence. That is normal mall growth and worth knowing about, but it is not the interesting part of the announcement. The interesting part is Ulta, and the timing of alo.
Why Ulta And Alo Are Different From The Rest
Dubai Mall and Mall of the Emirates both have more foot traffic and more brand-name neighbors. Ulta's first Dubai store is at Dubai Hills Mall, rather than at either of those addresses.
Alo tells a related but slightly different story. The label already had two UAE stores, one at Dubai Mall and one at The Galleria Al Maryah Island in Abu Dhabi, so this is not a market debut in the way Ulta's is. But alo opened its Dubai Hills location on August 28, a full three weeks before its own larger, 950 square metre flagship at Mall of the Emirates, which is set for September 18. Dubai Hills got the brand first, at a smaller footprint, ahead of the bigger statement store opening across town.
There is a precedent for this pattern that predates the current teaser list. When Dubai Mall announced its own wave of new openings in late July, one detail stood out: Anta, the Chinese sportswear brand, was adding its third Dubai location at Dubai Mall after earlier locations at Al Ghurair Centre and Dubai Hills Mall. Together, these are three examples across three retail categories of Dubai Hills Mall appearing in brands' Dubai footprints at different stages. A mall that opened in February 2022 is now part of several retailers' Dubai expansion stories, with a debut, an early opening and a location that preceded a later opening elsewhere in the city.
The Dining Side Of The Same Pattern
Food offers a different example, and one of the clearest is already open, not just announced. Chef Reif Othman, whose name carries real weight in Dubai's dining scene, launched his first-ever bakery concept inside his own REIF Japanese Kushiyaki in Dubai Hills. The bakery is called CRISP, and the menu leans into a Copenhagen-meets-Tokyo idea: shio pan, pandan kaya jam doughnuts, matcha crème caramel castella, and a vanilla brûlé millefeuille. There is also a soft-serve filled croissant cone that has become the thing people specifically travel for. It is open daily from 8am to 10pm, available to walk up to or order in.
One more name is worth flagging honestly rather than hyping. La Môme, the Cannes-born French restaurant already known in Dubai from its Sheikh Zayed Road location, has been reported as bringing a second concept to Dubai Hills, with the same Art Deco, French-Mediterranean identity. As of now, that opening has been announced but not confirmed live. If you are planning an evening around it, treat it as a "watch for it" rather than a "book it," and check current listings before making a reservation-based plan.
The Park Half Of The Neighborhood, And The One Thing To Check Before You Go
None of this retail movement matters much if you are the kind of resident who spends more time at Dubai Hills Park than at the mall, so it is worth being precise about what is actually reliable there right now.
The parts of the park that are consistently confirmed across every source, with no contradiction anywhere:
- The 2.5 kilometre jogging track and cycling paths, open 24 hours
- The outdoor fitness zone and general green space, free entry, no residency requirement
- The skate park and a separate junior skate park
- A fenced, off-leash dog park near the Maple 2 entrance
Where sources genuinely disagree, and where you should verify before building a visit around it, is the Splash Pad and the Ice Rink. Some 2026 guides describe both as fully open and operational for the season. Others, including community-focused resident guides, note they may be temporarily closed, and even Emaar's own community page listing doesn't fully settle the question either way. This is not a case of one source being outdated and another current. It is a genuine live discrepancy, which means the honest answer is to check same-day status before you tell a child there will be a splash pad waiting, rather than assume either outcome.
What This Means If You're Already Here
None of this changes anything about property values or investment timing, and that is deliberately not the point of any of it. What it does change is how you read the next brand announcement from Dubai Hills Mall. Not every new name is equal. Some are simply adding a location to a chain that is everywhere already.
